Administration and Management

Regardless of whether a project is short-term or long-term or if the scope involves maritime work, construction, or other general business services, Next Level represents clients interests and concerns by assisting in the administration and management of a project through a Project Integration Approach.  We start each job by establishing and maintaining customized project parameters and objectives focused on solid agreements, realistic schedules, vetted vendors and contractors, honest risk assessment, expected cost, and clear communications.

Administration -  Next Level  works with its clients to administer and assist at every stage in the construction process.   While our preference is to team with you from the beginning, we can begin whenever you need us and tailor our scope to fit your project needs.   We are experts at coordinating and sourcing material, and getting it to the job timely.  We understand plans and specifications, and work with the design professionals, vendors and contractors to assure quality at the best price.  We help prepare, monitor, track, and update the budget and schedule, ever mindful of cashflow.  We work with your administration to assure timeliness of accounts payables, accounts receivables, payroll, on-boarding or whatever the needs may be.  We design a record-keeping and communication portal that keeps our clients and others up-to-date on progress.  We address situations immediately before they become a problem.

Management -  If more than just supplemental forces or needed, our team can manage your project, program, or operation from conception to completion. If requested, in addition to administration, we can supervise, provide oversight,  give direction, or assume charge of a portion of the work or a project for an owner or developer to see their vision for the project is achieved.   Unless construction services is part of our scope, the means and methods by which the work is undertaken belongs to the contractor, and the assurance that the plans and specifications are followed belongs to the designer.   The contractor and designer's role is essential to every project.  Many times, a project will delegate the management of the project to the designer and are successful, but at other times, the roles of the contractor and engineer may not align with those of the owner, such as when a change in work, delay or defect arises and their is a question of whether the cause was design or workmanship.  At Next Level, if we are employed our role is to represent the owner's interest by working with the other stakeholders.


Initiation Stage

During this stage, our services include: assisting you with establishing  project goals for design, finance/, budget and schedules.  We can help tailor and respond to request for proposals and assist in selection of a design team that fits your vision.  It starts with the development of execution plan that includes conceptual cost estimates and proforma, site selection, and preliminary schedules and budgets.  The goal at this stage is to have a realistic understanding of  what it will take for your project to commence.

Planning Stage

During this stage,  we offer the following services: client representation and support with external stakeholders, governmental entities and the public; administration of pre-con services and procurement; teaming with design professionals (and contractors) to ensure everyone understands design parameters and  constructability and modifying the execution plan to fit; assistance with drafting, soliciting, tracking and reviewing quotes and purchase orders; and if you are the contractor, assistance with identification, pre-qualification, negotiations and contracting with subcontractors and vendors.

Execution Stage

During this stage, we offer the following services include tracking, monitoring, and keeping records of :  project cost, project budget, Schedule, delays, production, change orders, RFIs; assistance with coordination and communication between owner, design team, trades and vendors; contract compliance; safety;   We provide timely and customizable project reporting on all these matters so everyone involved can make wise and timely charges.

Close-Out Stage 

After physical construction is complete,.  we will: ensure the job-site  is clean and ready for the owner to take over; assist with tracking and record keeping of punch-list, as-built documents, warranty documents, owner's manuals, etc.; we will assist in ensuring lien waivers are secured prior to final payment; we will assist in resolving any change order or claims and monitor warranty claims during the warranty period.
