A community association manager manages the common property and services of condominiums, cooperatives, and planned communities through their homeowners' or community associations. As a residential development gets under way, homes, townhomes, or condominiums may be sold and occupied before the development is finished. To insure the development continues to stay within the vision of the developer, a community association should be established with covenants and restrictions that bind the new resident. The developer typically maintains control during the development phase until he turns the Association over to the residents. Many client-developers would rather hand off this responsibility. For that reason, Next Level initially began providing community association management, and continues to provide this service as long as the association chooses to retain us. Services include:
Professional consultations to the board/committee, including assisting the board/committee in the resolution of member disputes
Negotiation and solicitation of service contracts/supply agreements and supervision of their work
Hire, train, and supervise any onsite personnel and subcontractors if needed
Review of property conditions and enforcing governing documents including addressing violations of Association Rules & Regulations
Annual meeting assistance, from setup and mailing of meeting notices and announcements, to help in securing a quorum
Meeting agenda compilation and distribution, as well as monthly association reports
Responding promptly to all requests for service or emergencies, 24/7, 365 days a year
Collection of Association Monthly Dues, including providing multiple avenues of payment processing.

Assist in the review and development of Rules and Regulations and Policies & Procedures
Next Level scope is not limited to day-to-day management of properties for our clients. Some clients have retained us to go further and maximizes the profitability of an individual asset or a portfolio of assets. In this capacity, we start by determining the best-use or uses of the property from subsurface minerals such as oil and gas to land or existing facility. We then develop strategic business plans for the assets, defining the investors objectives with the goals in mind of: optimizing revenue, managing risk and reducing expenditures. As with our other management divisions, we then work the plan, overseeing operations, employing third-party service providers, monitor key performance indicators and milestones, report periodically to our clients the return, and advise with regards to the acquisition of additional assets or the need to dispose of assets in the portfolio.
